House Rules
- Please be respectful of the building’s other tenants. Should you have any issues or questions, please call or text me right away. We take great pride in making sure you have an enjoyable stay.
- All guests are required to provide a copy of their ID prior to arrival. The host assumes no responsibility for any personal bodily injury incurred while using and staying in our unit or in the common areas.
- Check In: 4PM
- Check Out (Apt 1, 2, & 4): 11AM. Checkout (Apt 3): 10AM
- Overstaying without the Host’s Consent Policy:
Guest(s) agree that a confirmed booking is merely a license granted by the Host to the Guest to enter and use the Listing for the limited duration of the confirmed booking and in accordance with the Guest’s agreement with the Host. Guest(s) further agree to leave our property no later than 11:00AM/10AM (Apt 3) on the day of check-out. If a Guest(s) stays past the agreed upon check-out time without the Host’s consent, the Guest(s) no longer has permission to stay at our property and the Host is entitled to make the Guest(s) leave. In addition, Guest(s) agree that the Host can charge the Guest(s), an additional night of that day’s base rate without discount and any loss of business or refunds to other guests caused by not checking out on time (this does not entitle you to stay an additional night or give you permission to remain at our property). - Quiet Household Hours: 10:00 pm-8:00 am Guests are expected to be respectful and courteous of the peace and serenity of neighbors and surrounding community at all times.
- Safety & Security: This property features 24/7 video security monitoring of all entryways and does not invade personal privacy. Any efforts to disable, tamper with, or obscure security equipment is a felony and will be subject to immediate removal with no refunds. There are NO video or recording devices in the unit. IF you see anything suspicious – PLEASE ALERT ME IMMEDIATELY.
- Cooking: When cooking in the community kitchen, practice safe cooking habits do not leave burners on unattended. Please do not cook with strong-smelling ingredients. Lingering smells that require room closure, deep cleanings, or making a mess that requires additional cleaning will be charged a cleaning fee of up to $250 per occurrence.
- Smoking: There is no smoking inside the house. Recreational Marijuana – RM is legal for purchase in Massachusetts. RM is not to be smoked in the house. You may smoke outside.
- Trash: Please bag or throw all trash in the cans. Trash cans are located in the parking area in the rear of the property. **PLEASE DO NOT THROW AWAY TRASH IN THE DUMPSTER. The dumpster is owned by the Post Office.**
Checkout Instructions (Apt 1, 3 & 4):
– Towels: Please leave all towels hanging or on the bathroom floor.
– Dishes: Kindly leave all dishes, silverware, pots, and pans in the dishwasher. If you can start the dishwashers, it would be greatly appreciated but not required.
– Trash: Please bag and throw all trash in the cans (in the rear of the property in the parking area).
Checkout Instructions (Apt 2):
– Towels: Please leave all towels hanging or on the bathroom floor.
– Dishes: Dishes & silverware can be left in the sink. Pans must be cleaned prior to leaving.
– Trash: Please bag and throw all trash in the cans (in the rear of the property in the parking area).
- Pets must be given permission. We love pets and try to ensure you and your furry friends enjoy your trip! There is a $25 fee per pet. Any damage, unannounced or non-permitted pets will incur a $250 charge. With that in mind, we ask you to clean up as best as possible. If needed, there may be an additional $50 cleaning fee per stay (requested after the stay if necessary). This would reflect additional cleaning if needed.
- Parking – there are reserved parking spot for each apartment. **For any boat / trailer / snowmobile, etc. permission must be requested prior.**
- ** Noise – The building is an older building (built in the 1860s). You may hear noise from the other apartments. We do provide white noise machines. **
- If guests are found to have had a party without host permission, guests will be responsible for extra cleaning charges and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
- We want you to have a great time when you are here. But if things get too crazy, we go by the old-school rule of ‘you break it, you buy it’ and property damages or missing items will be charged to your credit card at market value.
- Room Privacy Policy:
Host and/or Host’s employees have the right to enter your room without permission if you have a complaint about any aspect in your room that needs addressing, if the Host believes that you are engaging in illegal acts, or any reason to be concerned about Guest(s) safety, if Guest stays past check-out time, if any emergency repairs need to be made, and/or housing keeping. - Please acknowledge that occasionally, we may leave consumables such as condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests’ discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.
- Please do not rearrange our furniture.

- Lastly, because this is our home, please be respectful of the property and keep it clean before you leave. Respect our property and our things.
